Central Park Historic District · West Palm Beach
A 1928 Mediterranean Revival house and its own guest cottage, two blocks from the Lake Worth Lagoon and about 0.3 mile from the Southern Boulevard bridge to Palm Beach.
Cover image: virtual twilight edit (sky and lighting only).
Stucco walls, arched windows and a teal front door on a quiet street of 1920s houses, with a second, private home at the back of the lot.
Both roofs were replaced in 2024 under city permits and passed final inspection. The main house keeps its period character: a fireplace between arched casement windows, wood floors and French doors. A brick walk leads past the side of the house to the cottage at 246 Conniston, with its own entrance, kitchen and bath.
*County records show 3 bed / 2 bath for the main house; the owner counts 3 bed / 1 bath. See Disclosures.
Staged and reimagined
Pick a room and drag the slider. On the left is the listing photo; on the right is the same room virtually staged in one design throughout, a sun-washed Palm Beach scheme of flax linen, rattan, bleached oak, jute and blue-and-white porcelain.
Listing photoVirtually staged
Virtually staged and concept images were created with AI image editing from the listing photos. Staged images are meant to change furniture and decor only; if you spot any other difference, the listing photo controls. Renovation concepts show proposed finishes and the removed wall. None are photographs of current condition. Removing a wall requires a structural engineer and a City of West Palm Beach permit; cost, approval and feasibility are not represented, and historic review may apply to any exterior change. Furniture and decor shown are not included in the sale.
The main house has 3 rooms used as bedrooms (one is now an office with no closet; buyers should decide how to count it) and 1 bath along one side, and a single long living and dining room on the other, running from the front door back to the kitchen. The cottage adds 1 bedroom and 1 bath.
Drawn from the owner's sketch and county building area (about 1,092 sq ft for the main house). Not measured; room sizes are approximate and buyers should verify.
246 Conniston
A separate 1-bedroom, 1-bath home at the back of the lot, reached by its own gate and brick walk. It has a kitchen with a range and refrigerator (appliances convey only as stated in the contract), wood-look floors, a ceiling fan and a tub-shower bath.

Rate: Freddie Mac 30-year average, week of Oct 15, 2026. Tax: 2025 City of West Palm Beach combined millage (about 20.45) on the purchase price. Excludes PMI, flood insurance, non-ad valorem assessments, maintenance, vacancy, rental licensing, income taxes and closing costs. Lenders may count only part of rent. Rate, tax and insurance are placeholders, not quotes.

The house sits in the Central Park Historic District, listed on the National Register (1999, per the National Park Service); local City designation is what sets design-review rules. Flagler Drive's waterfront path is two blocks east, the Southern Boulevard bridge to Palm Beach is a few minutes on foot, and downtown West Palm Beach is about seven minutes north by car.

Sources: BEX Realty, subdivisions.com, Realtor.com and Zillow sold records, Oct 2026. Sales selected by the seller from public sources; not a complete list, not adjusted for size, condition, lot or cottage, and not an appraisal. A lender's appraisal may differ. Heated square feet.
FEMA maps currently show Zone X (shaded), outside the Special Flood Hazard Area, so federal rules do not mandate flood insurance. A lender or insurer may still require it, and flooding can happen in any zone. Approximate ground elevation is 7–8 ft (NAVD88, USGS 3DEP data); no elevation certificate is on file. Get a flood quote.
County records list the parcel as 2 units, and City zoning is shown as MF20-C1 (verify with the City). The cottage was leased separately in 2022–2024. The seller makes no representation that past or future rental meets City licensing or zoning rules; rentals may need a City Business Tax Receipt. Buyer to confirm with the City.
City historic review generally covers exterior work such as windows, roofing, fences and additions, often through a Certificate of Appropriateness; some minor work may be approved by staff. Interior work like the kitchen concept still needs building permits and a structural engineer. Confirm with the City's Historic Preservation office before you buy.
Both roofs were replaced in fall 2024 by Carlton Roofing, LLC under City of West Palm Beach building permits. The main house (permit 24071235-RES-BLDG) has a new clay tile and flat deck roof; the cottage (permit 24071234-RES-BLDG) has a new flat deck roof. Both passed final inspection on November 12, 2024, and the contractor's lien releases are on file. Copies are available on request. This is not a warranty of roof condition; ask about any transferable contractor warranty.
Permit cards, final inspection records and lien releases for both roofs. Ask insurers how roof age, a wind-mitigation report and a 4-point inspection affect your premium.
The house is about 0.8 mile (straight-line) from Mar-a-Lago. FAA airspace restrictions apply around it and expand during presidential visits; check current FAA notices. These can affect drones, flights, road closures and noise near the Southern Boulevard bridge.
Taxes will be reassessed after the sale and may be much higher than the seller's current bill. A rough planning figure is about 2.05% of the price plus non-ad valorem assessments; a homestead exemption lowers it for an owner who lives here. Check the Property Appraiser's estimator.

Buyers' agents welcome; any compensation must be agreed in writing in advance. Please do not walk the property or approach the cottage without an appointment.
This page is a marketing summary, not a contract or a guarantee. Please read these notes, check everything that matters to you yourself, and rely only on the signed purchase contract and the seller's written disclosures.
The owner of record is REIM BELL ACQUISITIONS LLC, owned by Mike Reimneitz and Katie Bellsmith. The property is offered for sale by owner, without a listing broker, through this page and Zillow. Licensee disclosure: Katie Bellsmith, a co-owner, is a licensed real estate salesperson in Ontario, Canada. She is not licensed in Florida, is selling only as an owner, and is not acting as a real estate agent or broker for the seller or any buyer. Neither owner represents buyers. We do not give legal, tax, lending, insurance or investment advice. We encourage you to hire your own agent, attorney, inspector, lender and insurer. Any payment to a buyer's agent must be agreed in writing in advance.
The information here comes from public records, third-party websites and the owner's own knowledge. We believe it is reliable, but we do not guarantee it. It may contain errors or omissions and may change at any time. The property may be sold, withdrawn or re-priced without notice. Nothing on this page is a warranty or a promise about the property. Please verify every fact that matters to your decision through your own inspections and research before your inspection period ends.
This page is not an offer to sell and does not create any agreement. A sale happens only under a written purchase contract signed by both parties, and that contract controls over anything said here. The seller will give you written disclosures separately. Under Florida law the seller must disclose known facts that materially affect the property's value and are not readily observable; this page does not replace those disclosures. Statements here are not intended to be relied on in place of your own inspection, the contract and the seller's disclosures.
Photos in the main gallery are unaltered listing photos, resized for the web. The opening image at the top of the page is a "virtual twilight" edit of a listing photo: the sky and lighting were changed with AI, and the house itself was not. Images marked "Virtually staged" were made from those photos with AI image editing and are meant to change furniture and decor only. Images marked "Renovation concept" show changes that do not exist today. The family image near the Location section is AI-generated; the people in it are not real, do not live here, and do not suggest who may buy or live here. None of these images shows the current condition of the home. If an edited image differs from the listing photo in any way, the listing photo controls. Furniture, decor and items shown in staged images are not included in the sale.
The "open the kitchen" idea is an illustration only. It has not been engineered, priced or permitted, and we make no promise that it is possible, legal or affordable. Removing a wall may require a structural engineer, a City of West Palm Beach building permit and, for any exterior change, historic review. The home is in the Central Park Historic District. Exterior work such as windows, doors, roofing, fences, additions and demolition generally needs City approval, often a Certificate of Appropriateness. Ask the City's Historic Preservation office what applies before you buy.
The floor plan was drawn from the owner's sketch and estimated sizes. It was not measured and is not to scale; all room sizes, lengths and areas are approximate. The 3-D lot model is stylized and not drawn to survey. Public records differ from the owner's description: the Palm Beach County Property Appraiser lists the main house as 3 bedrooms and 2 baths, while the owner counts 3 rooms used as bedrooms (one an office with no closet) and 1 bath. The county lists about 1,092 sq ft for the main house and 468 sq ft for the cottage; Zillow and other sites show different figures. Please measure, and review the survey and county records, if size or room count matters to you.
County records list the parcel as 2 units, and City zoning is shown as MF20-C1. These records are not a City determination that both units are legal or may be rented. The cottage was leased in 2022–2024. We make no promise that past rental met all rules or that you will be allowed to rent it. Rentals in West Palm Beach may need a City Business Tax Receipt and other licenses, and short-term rentals have their own rules. Rent figures shown are third-party asking rents, not this cottage's rent, and are not guaranteed.
Both roofs were replaced in 2024 under City permits 24071235-RES-BLDG and 24071234-RES-BLDG, with final inspection on November 12, 2024. Copies of permit records, inspections and lien releases are available on request. This is not a warranty of roof condition, and we do not represent that every past improvement to the property was permitted. The house was built in 1928; older homes can have outdated wiring, plumbing, windows and other systems. A professional inspection is strongly recommended. The property is offered subject to the terms of the purchase contract.
FEMA maps currently show the property in Zone X (shaded), outside the Special Flood Hazard Area. Federal rules do not require flood insurance there, but a lender or insurer may still require it, and flooding can happen in any zone. Flood maps and elevations change. Check the current FEMA map, ask about an elevation certificate, and get a flood insurance quote. The seller's Florida flood disclosure will be provided at or before contract signing.
The calculator is an illustration only. It is not a loan offer, rate quote, insurance quote, or financial or tax advice. The rate, tax and insurance numbers are examples. It leaves out PMI, flood insurance, non-ad valorem assessments, HOA fees (none known), maintenance, vacancy, rental licensing, income taxes and closing costs. Lenders often count only part of expected rent, if any. Property taxes will be reassessed after the sale and may be much higher than the seller's current bill; contact the Property Appraiser for estimates. Insurance costs vary widely in Florida, so get your own quotes early.
The recent-sales table is a selection of public sales gathered by the seller from third-party sites. It is not a complete list, is not adjusted for size, condition, lot or cottage differences, and is not an appraisal or opinion of value. A lender's appraisal may come in lower or higher. The list price is the seller's asking price only.
School zoning shown is from the School District of Palm Beach County map for the 2026-27 school year. Boundaries can change every year, and living here does not guarantee enrollment at any school. Choice and magnet schools admit by application or audition. State grades, GreatSchools ratings and U.S. News rankings are third-party opinions that change over time. Distances are straight-line. Confirm everything directly with the District.
Distances and drive times are estimates; drive times assume no traffic. It may be out of date, and planned projects may change or be cancelled. We are not affiliated with, and are not endorsed by, any company, school, publication or property named here, including Mar-a-Lago. FAA airspace limits around Mar-a-Lago may affect drones, flights, roads and noise, especially during presidential visits; check current FAA notices.
These notices will be provided with or before the purchase contract, and copies are available on request. Lead paint: the homes were built before 1978 and may contain lead-based paint. The seller will provide the EPA lead pamphlet, disclose any known lead-based paint or hazards and related records, include the required Lead Warning Statement, and offer a 10-day opportunity to test (which you may waive). Radon gas: radon is a naturally occurring radioactive gas that, when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of radon that exceed federal and state guidelines have been found in buildings in Florida. Additional information regarding radon and radon testing may be obtained from your county health department. Also provided: the Florida flood disclosure, the property tax disclosure summary, and the Florida energy-efficiency rating brochure. No homeowners' association is known.
